Estimado hispanohablante, 

Si quiere comprar o vender casa, además de la experiencia y conocimientos que tengo en los bienes raíces, soy un agente completamente bilingüe.

El mercado que trabajo abarca los pueblos de Aspen, Snowmass, Basalt, El Jebel, Carbondale, Glenwood Springs, New Castle, Silt, Rifle, Redstone y Marble. 

Para los compradores por primera vez, aquí adjunto información sobre el proceso.  

1. Calificar por un préstamo 

Puede trabajar con el banco que quiera. Si quiere, le puedo ayudar con este proceso. Trabajamos con varios bancos y haré lo posible para calificarle por un préstamo.
Una vez pre-calificado, sabrá hasta qué precio puede comprar, cuántos serán los pagos mensuales y cuánto necesitará de enganche. 

2. Encontrar la casa perfecta 

En la oficina, tenemos acceso a todas las casas que están en venta. Podemos hacer una búsqueda de las casas que correspondan con sus requisitos (área, número de recámaras, precio, tipo de casa etc.)
Viendo las casas, Ud. Escoge las que son de mayor interés. Juntos, vamos a ver estas casas y la idea es decidirse por una. 

3. La oferta 

Una vez decidido, es el momento de hacer la oferta. Es un contrato legal. Si aceptan los vendedores, la casa está “bajo contrato”. Con toda oferta el comprador da un cheque de “apartado”. Este cheque se cobra si la oferta es aceptada. Es dinero que se usa como parte del enganche al cierre. Si el comprador, sin razón cambia de idea y decide no comprar la casa, es posible que el vendedor se quede con este apartado. Es mi responsabilidad aconsejarle de forma que no pierde el apartado. 

4. La Inspección 

Una vez bajo contrato, los compradores tienen el derecho de hacer una inspección completa de la casa para estar seguro que no tiene problemas graves. Aconsejo fuertemente que contraten a un inspector profesional ya que es la compra más grande que se hace. Si se enterara de problemas graves con la casa, uno podría salir del contrato sin perder el apartado. 

5. La Aprobación final del préstamo (loan commitment)  

Unos días antes del cierre, el banco tiene que darnos una aprobación final para el préstamo. Es importante comunicarse con frecuencia con su prestamista y asegurarse de que tengan el compromiso para este día.  

6. El Cierre (closing)  

El cierre es el momento en que se juntan los compradores, los vendedores, los agentes y el prestamista. Se firman todos los papeles para traspasar el título de la casa a los compradores y también firmar los documentos del préstamo. Es al cierre que los vendedores dan las llaves a los compradores. Normalmente esta reunión tarda entre una y dos horas. Tienen que asisitir todos que parezcan en el título de la casa. Es importante llevar sus identificaciones.
Si tienen que traer dinero, su prestamista le dirá la cantidad (debe traer lo que se llama un “cashier’s check” de su banco.

Home Inspections >Walk Through Woes

Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.

Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
