About this home

For the first time since it was built in 1952, this one of a kind Glenwood Springs property is being offered to the open market. Set along the banks of the Roaring Fork River, 1205 Riverside Drive offers a rare opportunity to own a piece of riverfront history in a setting where the sound of rushing water, abundant wildlife, and the beauty of the river become part of everyday life. Built and held by the same family for more than seven decades, this well loved property includes a three bedroom, one bath single family home, a detached garage with a separate one bedroom, one bath apartment above, an additional smaller outbuilding, and approximately 0.83 acres. Adding to the uniqueness of the property, the property lines extend into the riverbed of the Roaring Fork River. Step outside and experience the river right from your own property. Relax along the riverbank, take in the sights and sounds of the Roaring Fork, or simply enjoy the peaceful setting created by the water as it moves past the property. Wildlife is a frequent part of the surroundings, creating a setting that feels remarkably connected to nature while still being located in Glenwood Springs. The three bedroom, one bath main home has seen thoughtful updates over the years while retaining the character and history that make it so special. Recent improvements include a metal roof, updated bathroom, exterior staining, and an updated city water line from the street to the home. Above the detached garage, the separate one bedroom, one bath apartment provides additional living space and is equipped with a mini split system. An additional outbuilding offers convenient space for storage and a variety of other uses. Properties with this combination of river frontage, land, additional living space, outbuildings, and generations of history rarely come to market. Whether enjoying a quiet morning beside the Roaring Fork, watching wildlife pass through, or simply appreciating the setting along the river, 1205 Riverside Drive offers an opportunity to experience a truly special piece of Glenwood Springs.
